Connect your Booking.com listing with Hostaway Listing
In Booking.com
Create/prepare your listings in Booking.com
Before you start, please ensure you have everything needed to connect:
- Each room category must have a maximum of one room to sell on Booking.com, except if you use the multi-unit feature. Read this article on the Booking.com website
- Each room category must have a rate plan and the rate plan should have complete information. If you use several rate plans (Standard, Non-Refundable), read this article
- If you have several rooms in one Booking.com property, you will have to map all listings
- Before connection, make sure that your calendar is not fully blocked on the Booking.com side
Notes
- After the connection, Hostaway will import ongoing and future reservations from Booking.com. Keep in mind that we cannot import past check-ins for this channel.
- The imported reservations are confirmed reservations only. Booking.com does not provide full reservation details, including credit cards, for reservations imported after their initial creation; however, the upcoming reservations will have the expected full details.
- After the connection, Hostaway will import only messages for future Booking.com reservations
- Special Request: Messages sent by a guest to a property on Booking.com, asking for a change to their reservation (check-in/check-out time, extra bed, bed type, airport shuttle, parking reservation) are not included in the Booking.com API, it is a limitation on the Booking.com side, therefore these requests will not be present in the Hostaway Dashboard
- The Hostaway settings will not be synchronized after the listing mapping/connection. So if you need to change pictures, bed types, cleaning, or other fees or content after the mapping, you will need to do this manually on Booking.com
- Contact details (phone and email) will not be imported due to GDPR rules
- Once connected, check your rates in both calendars, Hostaway and Booking.com Extranet
How to contact Booking.com?
In case you experience any difficulty on the Booking.com Extranet, we advise you to contact them directly by following the steps below:
- Go to your Booking.com Extranet > Log in
- Click Inbox > Booking.com messages
- Click See contact options > Select a topic and subtopic (if applicable)
- Click See all contact options
- Message/Call
Apply for a connection within Booking.com Extranet

- Go to your Booking.com Extranet for the property. If you don't have a Booking.com account, click here
- Choose Account > Connectivity provider > Click Search
- Search for Hostaway
- Select Hostaway, make sure all options are checked

Extranet Access > You'll have to tick this checkbox to grant Hostaway extranet access
- This allows Hostaway to troubleshoot and solve issues faster. Access can be changed anytime
- Without access, you won’t be able to see the admin.booking.com calendar and other features anymore when connected to Hostaway
- Click Connect
- Successfully requested for Connection from Booking.com to Hostaway
How to Map the Listing in the Hostaway Dashboard
To map a listing in the Hostaway Dashboard, follow these steps:
- Navigate to the Hostaway Dashboard
- Go to Channel Manager > Channels > Booking.com > Configure
- Click on the Connect New Booking.com Property button
- Carefully read and check all statements, then click Next
- Add the Property ID and click Connect. Hostaway will automatically download all room IDs associated with the property
- Assign each room ID to its corresponding Hostaway listing
- Once all room IDs are mapped, click Save to complete the process
Booking.com Fees and Taxes Mapping Update
- Booking.com reports fees and taxes in a localized manner, meaning the names provided may be in different languages or may not always match the exact terms in Hostaway’s list of fees and taxes. Additionally, Booking.com occasionally introduces new fees and taxes, requiring regular updates to the mapping. Fees and taxes that come for the first time fall by default under "Other fees".
- Please remember that items identified as taxes can be remapped in Hostaway Dashboard > Financial Reporting > Settings > Taxes > Taxes Mapping > Booking.com. See more details
- The latest updates to the fees and taxes mapping have been updated in early 2025. These changes will be reflected in all reservations with a check-in date from January 1st onward to ensure consistency for the entire 2025 year.
Key updates include:
- Tourism Fee and Resort Fee: These were previously mapped to the City Tax, but they will now be mapped to their own categories: Tourism Fee and Resort Fee
In the future, AI will be used to automatically map any new fees or taxes introduced by Booking.com.

Check your Rates, Mark-up, Rate Plan, and Length of Stay
Before the rooms are mapped to Hostaway, make sure that your rate plans are not linked to a different rate, these should be standalone rates, since linked rates cannot be correctly synched from Hostaway.
If your rate is linked to another rate, it will be necessary to remove it from Booking.com and re-create it as a new standalone rate plan:
Once the rates are configured, you can map the Booking.com rooms on Hostaway to sync the rate plans:
- Go to your Hostaway Dashboard > Channel Manager > Listing Mapping
- Click on Setting > By default the mark-up is 100%, but you can re-adjust this as needed.

By default, the rate plan's minimum stay can be left empty to use the calendar minimum length of stay settings. Setting a specific amount is useful for Weekly or Monthly rate plans instead, as it ignores the calendar-specific minimum stays.
