You can create, view, and edit your Booking.com rate plans directly in Hostaway; no need to switch to Booking.com's dashboard or remember to trigger a resync. Changes you make in Hostaway are pushed to Booking.com automatically. This is currently available for Booking.com only; support for other channels is planned for the future.
Rate plans that are derived from another plan (non-XML) are the only exception — Booking.com doesn't make these available to channel managers, so they continue to be created and managed directly on the Booking.com Extranet, not in Hostaway.
What are rate plans?
A rate plan is a commercial offering you can attach to a listing, for example, a fully refundable rate, a non-refundable rate at a discount, or a rate that includes breakfast. Each rate plan has its own cancellation policy, pricing markup, and stay rules.
Where to find rate plans
Channel level: the rate plan catalog
Go to Channel Manager → Channels → Booking.com → Manage rate plans. This opens the list of rate plans on your Booking.com account, including any that already existed on Booking.com before this feature; those are pulled in automatically.
From here, you can:
- See every rate plan on the account, its markup, cancellation policy, minimum/maximum stay, booking window, and how many listings it's on
- Select “Add rate plan” to create a new one
- Click into any existing plan to edit it
Listing level: which plans apply to a listing
On a listing's edit page, the Rate Plans section under Channel Specific shows which rate plans are currently applied to that listing and lets you add or remove rate plans.
Creating or editing a rate plan
-
From Channel Manager → Channels → Booking.com → Manage rate plans
-
Click a rate plan, or “Add rate plan,” to open the edit panel:
-
In the edit panel, you will be able to edit the following fields (asterisk indicates mandatory):
Field What it controls Rate plan name * Display name for the plan (shown on Booking.com) Internal description Free-text notes for your own reference, not shown to guests or on Booking.com Markup * Markup % applied on top of your base pricing when the plan is published to Booking.com Cancellation policy * E.g. “No refund,” or a window-based policy Minimum stay * / Maximum stay * Length-of-stay restrictions for the plan, in days Booking window * How far in advance the plan can be booked, in days Applies to All listings, or Specific listings Select listings If “Specific listings” is chosen, which listings this plan is assigned to
Good to know
Editing a shared rate plan affects every listing it's assigned to. There's currently no way to change just one listing's version of a shared plan; check the plan's “Applies to” setting first, or create a separate plan for that listing.
Changes sync automatically. Creating, renaming, or archiving a rate plan updates Booking.com right away, there's no manual resync step for rate plans managed this way. Hostaway also periodically checks for mismatches between Hostaway and Booking.com; if you notice one, contact Hostaway support.
This doesn't replace the bulk markup tool. The existing bulk-update tool still works for mass-editing markup across all rate plans on a listing at once.
Current limitations
- Date-range overrides (e.g., a different cancellation policy for a specific season) aren't supported yet.
- Derived rate plans that automatically update based on another plan (e.g., “non-refundable = flexible minus 10%”) are not managed from Hostaway. Booking.com does not expose these to channel managers, so you will continue to create and edit them through the Booking.com Extranet.
- This is currently available for Booking.com only.
- Hostaway Direct (Booking Engine / Guest Portal) doesn't support multiple rate plans yet.
- Only markup percentage is supported today; setting an absolute price per plan isn't available yet.
- Add-ons on a rate plan (for example, breakfast) aren't supported. If a rate plan already has add-ons set up on the Booking.com Extranet, we won't remove them, but they can't be added, changed, or removed from Hostaway. From Hostaway, you can update a rate plan's markup, cancellation policy, minimum/maximum stay, and booking window.
- Promotions are not managed from this screen; see “Promotions” below.
Promotions
Promotions must still be managed through the Booking.com Extranet. Hostaway does not have a feature for adding promotions through the platform; you can manage the markup from the rate plan.
Frequently asked questions
Do rate plans come from Booking.com, or are they created in Hostaway?
Both. Existing Booking.com rate plans automatically appear in your list in Hostaway. You can also create new rate plans in Hostaway, and they'll be pushed to Booking.com.
I set up a new rate plan on an already-connected listing, and it isn't showing up in Hostaway — why?
This usually means the rate plan was created as “Based on one of my current rate plans” on the Extranet (a linked plan), which Booking.com does not make available to channel managers. Only rate plans created as “Set up as a new rate plan” can be imported and managed from Hostaway.
Can I set different terms for different dates on the same plan?
Not in this release; see “Current limitations” above.
Why do I see more rate plans (rows) in Booking.com than in Hostaway?
One rate plan can show in more than one row in the Booking.com Extranet. The rate ID is the same, so it is not a duplicate. Booking.com doesn't document how the Extranet splits a rate plan into rows, so we can't confirm a rule. Check the rate ID before assuming a rate plan is missing.
What if I notice Hostaway and Booking.com don't match?
Contact Hostaway support so we can look into it.
