Analytics
To visualize your Analytics, you should go to Financial Reporting > Analytics.
Analytics is a visual report that shows financial information in different ways, such as charts, so you can analyze how your listing is performing.
Highlight of the Update September 2025
We’ve shipped a set of upgrades to Analytics to make it clearer, more flexible, and more accurate.
What’s new
- Unified event filters
- Previously, metrics were calculated using different logics (check-in, check-out, calendar, or creation), which made results hard to compare. Now, wherever possible, a single event filter controls how data is computed, so the logic is consistent across metrics
- Consistent numbers across pages
- Metrics like Rental Revenue, Occupancy Rate, and averages now match between Analytics and Rental Activity or occupancy report when using the same filtering criteria. This fixes the discrepancies some users saw due to missing filters and legacy calculations. Please note that owner stays are considered
- More options for analysis
- Create additional custom formulas and use them in your views
- Group results by listing to quickly spot top performers
- Custom views you can save
- Save multiple views and switch between them in two clicks, a good option for comparing data based on different dates or criteria.

Tip: Start by setting your event filter, then save a couple of views (e.g., “Last 30 days” and “Next 30 days”) to jump between perspectives instantly.
Filters
At the very top, you can find the filters. You can filter by:
- Listing
- Tags. Create tags for your listings and organize them in groups
- Time frame. From and To filter
- Quick Dates
- Events: Very important. The data will appear based on a specific event
- For instance, nights booked under "check-in" will correspond to, the number of nights for reservations with a check-in on that date
- If "creation" is selected, it will correspond to the number of nights booked in that period of time
- If "calendar" is selected, the system will calculate the number of booked nights during that period of time
- Channels. If you only want to see information from Airbnb, if you only want to see information from Vrbo you can. If you only want to see direct bookings, you can
The system will show you financial information based on what you have selected within your filters.
Note: Please consider that at the moment, owner stays are considered in these calculations. They count as direct reservations
Disclaimer about "Time frame: From and To filter"
When using the "From" and "To" filters, the system automatically adjusts the period based on the date range selected. After more than 90 days have passed, the periods of time will correspond to full months. Before it will correspond to 1, 2, or 3 days.
Metrics:
You can select multiple metrics that may be pre-offered by Hostaway, or correspond to Formulas. The values will follow the filter logic, including the events. The default ones are:
- Rental Revenue is based on the formula you set up in Financial Settings. You can modify the formula if you want this bar to show you different information. Based on check-in dates
- Nights Booked are the total nights booked on the selected period
- Occupancy Rate is the calculation of Nights Booked*100/Total Nights Available for the period. You can find this value on the Occupancy Report tab by selecting it on the gear icon as well
- Average Daily Rate is the calculation of the base rate divided by booked nights for the selected period
- Average Revenue per Stay is the result of dividing the total revenue by the number of bookings within the selected period
Disclaimer: In the Analytics tab, the Occupancy Rate will not change when applying different filter types. This is because it is taken from the Occupancy Report, which is always based on calendar dates and total nights, rather than on the Analytics filters. This behavior is expected, as the occupancy rate must always be calculated using calendar dates.
Visualizations:
This section offers visual insights and is highly customizable
You can add widgets based on General, pre-offered insights such as total number of reservations, or based on Formulas
We offer 3 types of chart types:
Line chart: Best for trends over time. Use when you want to see movement, seasonality, or compare trajectories across series (e.g., daily bookings by month).
Bar chart: Best for comparing categories at a point in time. Use when you want to rank items or show magnitude differences (e.g., bookings by listing or channel).
Pie chart: Best for showing parts of a whole with few categories. Use when proportions add up to 100% and there are not many slices (e.g., share of bookings by channel). Avoid if there are many small slices or comparisons over time.
The data can be shown as totals and trends over time (except for pie charts), and can be grouped by:
- Channels
- Listings
- None
You can drag & drop them to customize the order of any of these items.
Finally, you can use custom views to save the filters, metrics or visualizations and to quickly access them anytime you need.
