How do Airbnb's new house rules affect my Hostaway listings?
Answer
Starting November 20, 2026, Airbnb will apply a new house rules policy. You choose from 7 standard house rules and can add reasonable requests. Airbnb no longer allows requests such as washing and putting away dishes, stripping beds, starting a load of laundry or taking trash off-site. All rules and requests must be in the "House rules and requests" section of your Airbnb listing, not in messages, signs or other listing fields.
Solution
Review the house rules you send from Hostaway before November 20 and remove any request that Airbnb does not allow. Hostaway sets pets, smoking, and events under Amenities and syncs them to Airbnb. Quiet hours, commercial photography, and lock-up at checkout are not available in Hostaway, so set them directly on Airbnb. Check your message templates too: Airbnb asks hosts not to add rules in messages.
Steps
- In Hostaway, go to Listings and open the listing.
- Open Additional info and review the House Rules field.
- Remove any request that Airbnb's policy does not allow, for example, washing dishes or stripping beds. You can still ask guests to place used dishes in the sink, gather used towels, or separate trash and recycling into indoor bins.
- Save and export the listing to Airbnb. If your changes don't appear on Airbnb, the house rules field may be locked: see Airbnb: Attribute Locking.
- Review your message templates and remove rules that should now be in the house rules section.
