The Hosting Quality Dashboard is only accessible to admin users.
It has two main sections to help you manage your listings effectively: Listing Quality Dashboard and Reviews Dashboard.
Listing Quality Dashboard
The Listing Quality Dashboard consolidates data related to your listing quality across various platforms, including Airbnb, Vrbo, Booking.com, and more. This dashboard provides information on the review scores and quality status of each listing, as well as any issues reported by Airbnb.
Key Quality States:
Good: No quality issues reported
Educate: A quality issue has been reported. Review Airbnb’s guidelines and educational materials
Warn: Several quality issues have been reported. Review Airbnb’s guidelines again
Probation: Multiple quality issues have been reported. The listing is at risk of suspension. Review guidelines again
Additional Warn: Too many quality issues have been reported. The listing is at risk of removal
Pending Removal: The listing has too many quality issues. It will be removed in 30 days
Suspended: The listing has been suspended due to too many issues. Hosts must review Airbnb guidelines
Removed: The listing has been removed from Airbnb due to too many quality issues
These quality statuses allow you to understand where your listings stand and take the necessary steps to address any concerns before they escalate.

1. Listings in "Good" Status Metric
- Please note that the Listings in the "Good" Status metric combine listings marked as "Good" and "Educate." The "Educate" status is included because it does not impact the visibility of your listing
- If you have listings in both the "Educate" and "Good" statuses, the metric may only count those in "Educate" and overlook those in "Good"
- Listings marked as "Educate", are indeed in the "Educate" status on Airbnb. Each listing has an associated issue, and we strongly advise you to review and address these issues to prevent them from growing and negatively impacting the quality of your listing.
2. Airbnb Listing Status and Appeals
Please be aware that the data and statuses displayed in your hosting quality dashboard, such as "listing quality standards" and "reservation issues," are provided directly by the Airbnb API. Our platform reflects the information as it is reported by Airbnb, and we cannot alter this status from our side.
If your listing has quality issues, has been suspended, or is pending removal, you must address this directly with Airbnb.
As per Airbnb's official documentation:
"These parameters highlight areas of improvement for listing quality, so that Hosts can ensure that their guests have a great stay. The quality standards state shows if there are quality issues with the listing. The quality standards metadata provides insight into when a listing can be reactivated after a suspension, as well as if and when a listing removal can be appealed. Hosts have two weeks to submit an appeal before the listing is pending removal.
The reservation issues show what went wrong with a trip, including any negative review feedback, customer service reports, and cancellation issues. Negative review feedback is provided as one or more of the review category tags."

Even if you believe a complaint has been fully resolved, the official status in the API will only change after Airbnb has processed and updated it on its end. We recommend contacting them for confirmation and to ensure your listing status is accurately reflected.
Reviews Dashboard
The Reviews Dashboard aggregates guest feedback from multiple platforms (Airbnb, Vrbo, Booking.com, Direct, Partner, and GoogleVR). This dashboard provides a detailed breakdown of the most frequently commented review tags, as well as overall scores across different categories.
Metrics in the Reviews Dashboard:

Overall AVG Review Score
Displays the average review score for your listings across selected channels and timeframes
The Overall AVG Review Score is calculated based on the reviews that exist in Hostaway, based on the reservations that have been imported. This applies to Airbnb, Vrbo, and Booking.com
5-Star Review Rate: Shows the percentage of 5-star reviews for your listings and selected channels

Most Common Review Tags: These are the most frequently mentioned aspects of guest reviews, including:
Accuracy: Refers to how well the listing description matches the actual property
Check-in: The guest's check-in experience
Cleanliness: How clean the property was upon guest arrival
Communication: How well the host communicated with guests during their stay
Location: Guest expectations regarding safety, transportation, and local attractions
Reviews that Need Response: The number of guest reviews that the host has not yet answered
