Learn how to configure listing prices, fees, and discounts in Hostaway and how these settings affect guest pricing across channels.
Introduction
In this section, you can set the base price of your listing, the fees, and the custom fees (which you can add manually), and create upsells to be applied to your Booking Website.
At the top right of this section, you will find two different buttons, + Add Fee and + Add Upsell, to create Fees and Upsells. Both buttons will open a window to enter the fee or upsell details. The difference between these two types of fees is as follows:
- Pressing Add Fee will automatically create a mandatory fee
- Pressing Add Upsell will create an optional fee, also known as an upsell
Where can I find Prices & fees?
- Go to your Hostaway Dashboard > Listings
- Click on Edit
- Click on Prices & Fees
- Make the necessary adjustments
- Save
What can I configure in this section?
You can update:
- Base Price. This is your default price. Changing it will not update your calendar rate except for dates that have the same original Base Price. It is also used for newly created dates (we open a new month, 2 years in the future)
- Markup %. Read more about markup
- Price for an Extra Person Fee (calculated and charged per night)
- Refundable Damage Deposit Fee. Watch this video to learn more.
- Cleaning Fee and other Standard Fees
- Custom Fees
Please note:
- Check on the channel(s) that changes are applying correctly
- You can use this page's fees and export to other listings by using the bulk update option
Direct Channel Fees: Extra Fees & Extra Discounts
These fees can be applied to Direct Reservations and reservations from the Booking Website.
You can create extra fees and discounts directly from Listing > Edit > Price & Fees > + Add Fee
Direct Channel Fees
To create a fee that will be automatically added to direct reservations, you should follow the next steps:
- Go to your Hostaway Dashboard > Listings > Choose a listing > Edit
- Navigate to Price & Fees > Fees tab
- Click on Add Fee
- Choose the following:
- Fee type. Additional cleaning fee, Bed linen fee, Booking fee, Children extra fee, Credit card fee, Early check-in, Extra beds fee, Insurance Fee, Kitchen linen fee, Late check-out fee, Linen package fee, Mid-stay cleaning fee, Parking Fee, Pet fee, Reservation change fee, Resort Fee, Room request fee, Service fee, Ski pass, Tourism Fee, Towel change fee, Transfer fee, Wristband fee and Other fees
- Name. This is optional.
- Amount. Can be Flat or a percentage.
- Fee applied. Per reservation, per guest, per night, or per guest per night
- Include in base rate. When checked, this fee will not be displayed to guests as a separate item in checkout
Unlike upsells, fees are always mandatory, and they will always be included in the reservation breakdown and cannot be removed by the guest. Mandatory direct channel fees are automatically added to the Hostaway reservation total during checkout.

However, if you choose to create an upsell, you will have the flexibility to select these fees after the reservation has been created. This allows you to offer the fee as an upsell, which means the guest doesn’t need to accept. When you edit the reservation to include the fee, the total price of the booking will be adjusted accordingly.
Note: The percentage of the optional fees, such as credit card could be either applied to the base rate or the entire reservation amount.
How to Create Discounts in Hostaway
Hostaway allows you to create and apply discounts to reservations based on specific criteria you set.
Discounts can be applied to bookings received through various channels, such as Booking.com, Vrbo, Airbnb, and the Hostaway Booking Website.
How to Create a Discount
To create a discount for your listings, follow these steps:
- Go to your Hostaway Dashboard > Listings > Choose a listing > Edit
- Navigate to Price & Fees > Discount tab
- To create a Weekly or Monthly Discount, simply enter the desired discount percentage
- To create a Custom Discount, click on the + Add Discount button
- Select the Discount Type (Employee, Last-minute, Other, or Shareholder)
- Choose the Amount or Percentage of the discount
- If you select a percentage, you will be asked whether to apply it to the base rate or the entire reservation.
- If you selected a flat fee, choose how you want the discount to be applied: per Reservation, per Guest, per Night, or per Guest per Night
- Click Save to create the discount
There are two types of discounts you can create in Hostaway:
- Weekly/Monthly discounts and
- Custom Discounts
Weekly or Monthly Discounts
These discounts are predefined and can be applied easily to your listings.
How it works
You simply enter the discount percentage, and it will be automatically applied to bookings coming from Booking.com, Vrbo, Airbnb, and Hostaway Channels (including the Booking Website and Direct Bookings).
Example: You can set a 10% weekly discount for bookings made for stays that span an entire week or longer
Customizable Monthly Discount Threshold for Hostaway Channels
You can configure the number of days required for the monthly discount to apply on Hostaway channels, including Direct Bookings, Booking Website, and Google VR.
This feature gives you the flexibility to adjust the discount settings based on your business processes.
To configure this, please follow the steps below:
- Go to your Hostaway Dashboard > Listings > Price & Fees
- Near Price and fees, click on Discounts
- At the end of the Monthly discount line, click on the gear icon

Set the minimum days for the monthly discount to apply
- The default value is set at 30 days
Custom Discounts
Custom discounts offer flexible pricing options for specific booking conditions. These are available only for Hostaway Channels (Booking Website and Direct Bookings).
How It Works
- Discounts are not displayed on your booking website to guests

Apply discounts manually after the reservation is created:
- Go to the reservation on your dashboard
- Add the appropriate discount
- Available for both Booking Website reservations and Direct Bookings you create
This allows you to maintain standard public pricing while offering special rates when appropriate.
Discount Types
- Employee Discounts. Special rates for your staff members
- Last-Minute Discounts. Apply to bookings made within a set timeframe before check-in
- Other Special Discounts. For specific occasions (family/friends, military, etc.)
