The Owner Experience brings a dedicated, owner focused view to the Hostaway mobile app. When a property manager activates it for an owner, that owner signs in to the same app but lands on their own Home screen — with a financial snapshot of their properties, access to their statements, and the ability to book their own stays.
It answers the questions owners ask most — How much did I earn?, What's my occupancy?, Where's my statement?, Can you book my stay? — so they no longer need to email their property manager to find out.
In this article, you will find:
For Property Managers: How to turn on the Owner Experience for an owner and control what they can see.
For Property Owners: A tour of each screen in the app.
Owner Experience modules are off by default. Owners only ever see the listings you assign to them, and only the information you choose to share.
Pilot phase. The Owner Experience is currently in pilot and is only enabled for a limited set of users. This article describes functionality available to pilot accounts. Availability and behavior may change as the pilot progresses.
For Property Managers: Setting up the Owner Experience
What you control
As a property manager (account owner or admin), you decide, per user:
Whether the user signs in as a property owner, getting the Owner Experience instead of the standard view. Switching a user to the Owner Experience doesn't remove any access they already have; it only changes how the app is organized for them. On the web dashboard, they keep their existing sections, and in the mobile app, they get a focused set of tabs: Home, Statements, and Menu (plus Calendar, if it's enabled for them — see below).
Which modules can they open: Owner statements, Owner stays, and Financial data. Financials live on the Home screen, and because it's permission-based, your settings control both whether the owner sees it and which financial metrics appear.
Which listings or units are assigned to them.
Calendar isn't specific to the Owner Experience, but owners may see it in the bottom navigation if it's enabled for their account.
Enable the Owner Experience for an owner
You can do this from the mobile app or the web dashboard; the permissions are the same in both places.
In the mobile app
Open the Menu tab.
Tap Users. (Available to account owners and admins.)
Select the user you want to set up.
Open Access Permissions and turn on Owner focused mobile app experience in the Mobile app experience section.
-
Review the user's permissions and switch on anything they need. Some may already be active — and because these permissions also govern what the user sees on the web dashboard, it's worth checking them before you finish:
Owner statements and Owner stays — found under Module Permissions.
-
Financial data — found under Financial Data Permissions. It's explained in more detail below.
You can't assign properties to an owner from the mobile app — this has to be done on the web dashboard.
On the web dashboard
Go to Settings → Users and open the owner’s user.
Scroll to Access Permissions and turn on Owner focused mobile app experience in the Mobile app experience section.
-

Review the listings or units assigned to the owner. Owners are marked as an owner on a per-property basis, and this determines exactly which properties they can access — so confirm they're assigned to the right ones. This step can only be done in the dashboard for now.
Control the Financial Overview with financial permissions
What an owner sees in the Financial Overview comes down to one setting: Financial data permissions. You have four options:
Don't allow access to financial data — the Financial Overview is hidden. The owner sees only Your Properties.
Show all data without restriction — the owner sees every financial field and formula.
Show all data except… — the owner sees every field and formula except the ones you choose to hide.
Show only selected data — the owner sees only the fields and formulas you specifically select.
Which formulas an owner can see is controlled by your financial data permissions. For the full breakdown, see
Any changes you make here affect what the user sees both in the mobile app and on the web dashboard. To find out more, see Financial Reporting: User Permissions.
For Property Owners: Using the app
Once your property manager sets you up, sign in to the Hostaway app with the credentials they provide. You'll land on your Home screen, with tabs at the bottom: Home, Statements, and Menu — plus Calendar, if it's enabled for you.
The first time you sign in as an owner, a short guided tutorial walks you through each section so you know what it's for and how to use it. The walkthrough below covers those same sections in detail.
Home: Financial Overview
The Financial Overview is your at-a-glance performance snapshot across your properties.
Choose a period at the top: This month, Last month, or Past 12 months. Everything in the widget updates to match this selection.
The headline figure is whichever metric your property manager has chosen to share with you (for example, Owner Payout or Rental Revenue), shown as a line chart for the period you select. By default, there's no comparison period — you can add one in the settings.
The two cards below show your Occupancy rate and Average nightly rate.
-
Customize your view. Tap the settings icon (3 dots) on the Financial Overview to open its settings, where you can:
-
Report Settings
Set the Date range the widget covers.
Set the Comparison period for the chart — None, Previous period, or Same period last year.
Select Event sets on which the data is based — for example, Calendar, Check-in, or Check-out, among others.
Filter by Listings is set to All by default, so the figures are aggregated across every listing you've been assigned as owner. To see data for just one or a few listings, select them here.
-
Financial Settings
Choose the Graph metric (the headline figure) and the Graph type — Line chart or Bar chart.
Pick the Secondary metrics shown as cards below the chart (for example, Occupancy rate and Avg. nightly rate).
-
Tap Reset all to return to the default view.
-
Don’t see a Financial Overview? Your property manager hasn’t enabled financial access for you — you’ll still see the Your Properties section below.
Home: Your Properties
Below the Financial Overview, Your Properties lists the properties assigned to you, with the total count in the header. Each card shows the property photo, name, address, the channels it's listed on, and an overall guest rating averaged across those channels. Tap any card to open its details.
Statements
The Statements tab is where you find your owner statements.
Use the year chips to switch between years.
Each card shows the statement name and property, the Total payout, and the period it covers.
Tap Download to save a statement’s PDF to your device. The button then changes to View PDF so you can reopen it anytime.
You’ll only see statements your manager has published for your listings.
Owner Stays: Book your own stay
The Owner Stays area lets you book and manage your personal stays at your properties — no need to email your manager.
Your Stays
Your stays are grouped into Upcoming and Past tabs (a stay in progress shows a Current stay badge). Tap + Book new stay to start a booking.
Book a new stay
Property: Pick the property you’re booking (if you have more than one).
Dates: Choose your check-in and check-out on the calendar. Only available days can be selected; dates that are already booked appear as unavailable.
Guests: Set the number of adults, children, infants, and pets.
Notes: Add any requests (for example, a late check-out or required cleaning).
-
Tap Confirm stay
You’ll then see a confirmation with your stay summary, where you can jump straight to See upcoming stays.
Edit a stay
Open an upcoming stay to change its dates, guests, or notes, then tap Confirm changes. The property itself can’t be changed on an existing stay — to stay at a different property, cancel this stay and book a new one.
