Starting Thursday, October 29, 2026, Vrbo is moving all hosts to a single 12% commission fee. This article explains what is changing and the steps we recommend you complete in Hostaway by Wednesday, October 28, 2026, to keep your payouts, guest-facing prices, and financial reporting accurate.
What is changing
- Starting October 29, 2026, Vrbo will deduct a 12% commission from each booking.
- Vrbo is retiring its Pay-Per-Subscription program. If you are on a subscription plan, you will move to Pay-Per-Booking (PPB) with the new 12% commission when your current subscription expires.
- Your Vrbo pricing and fee settings in Hostaway do not update automatically. To protect your revenue, adjust them before the change takes effect.

Note: Vrbo is applying this change globally, but rates may vary in some regions. Hosts in EMEA, Australia, and New Zealand will move to the standard commission model for their region. For the rate that applies to you, check your Vrbo Partner Dashboard or the Vrbo Help Center.
How to prepare
We recommend completing the steps below by Wednesday, October 28, 2026. Step 1 and Step 2 are recommended for most hosts. Step 3 is an alternative to Step 1 if you only want to raise prices on Vrbo.
Step 1 (recommended): Update your base rates in the Calendar
If your commission costs are similar across channels, increase your nightly base rates directly in the Hostaway Calendar. This is the best option if you want to adjust the underlying price for existing dates.
- Go to Calendar.
- Select the listing and the dates you want to update.
- Enter the new nightly base rate and save.
Tip: If you already use a per-channel markup, consider reducing or removing it when you raise your base rates, so the price does not increase twice.
Step 2 (recommended): Update the Vrbo Host Channel Fee for financial reporting
To make sure the 12% commission is reflected in your financial reporting, update the Vrbo Host Channel Fee in each listing.
- Go to Listings and click Edit on the listing.
- Open Financial Settings.
- In the Vrbo Host Channel Fee field, enter 12.
- Click Save.
- Repeat for each Vrbo listing. This setting does not carry over between listings.
Important: This setting is used for financial calculations and reporting only. It does not change the price guests see on Vrbo, and it applies only to new reservations received after you save the change.
Step 3 (alternative to Step 1): Add a Vrbo-specific markup
If you only want to increase pricing on Vrbo, set a Vrbo markup in Hostaway instead of changing your base rates. This raises the nightly rate sent to Vrbo without changing your base calendar price for other channels.
- Go to Listings and open Price & Fees.
- Enter the percentage in the Vrbo markup field. Vrbo markups must be whole numbers.
- Click Save.
