Hostaway is not responsible for the loss of previous custom configurations. We highly recommend testing the bulk copy on a single target listing first before applying changes to your entire portfolio.
1. Where is Bulk Edit Available?
This feature allows you to configure a "template listing" (master property) and copy that exact configuration to other listings, avoiding manual one-by-one setup. It is available under Listings > Edit inside these specific tabs:
- Amenities: Copy checkboxes (available/not available) for services.
- Prices and Fees: Duplicate standard rates, fees, and rules.
- Additional Info & Booking Settings: Replicate check-in times and house rules.
- Channel Specific & Custom Fields: Sync channel markups and custom variables.
- Owner Contact & Invoicing, Financial Settings, Guest Portal.
2. Step-by-Step: Triggering a Bulk Copy
Step 1: Save Changes on Your Template Listing (Prerequisite)
The system can only copy values that have already been saved to the database.
- Go to Listings and click Edit on your master/template listing.
- Go to the tab you want to copy (e.g., Channel Specific) and make your changes (e.g., update the cancellation policy).
- Click Save or Save & Export at the bottom of the page.
Step 2: Select and Copy Fields
- Look for the Bulk Copy icon (represented by a clipboard or two overlapping sheets of paper) next to the tab title or specific section.
- Click the icon to open the bulk copy pop-up.
- Check the boxes for the specific fields you wish to duplicate (e.g., only Booking.com cancellation policy, leaving other fields untouched).
- Click Next
Step 3: Select Targets and Export
- Under the target listings section, select the properties you want to copy these settings to (you can search by listing Name, ID, or Tags).
- Click Next
- To ensure the new values are instantly transmitted to connected OTAs (Airbnb, Booking.com, Vrbo, etc.), ensure you select Save & Export on the final confirmation.
3. Specific Limitations & Disclaimers
Due to channel API restrictions and system rules, some fields will not copy over or may have unique behaviors:
- Amenities Descriptive Text: Only the checkmarks (Yes/No) are copied, not the custom descriptive text for each service.
- Airbnb Discounts: Early-bird or last-minute discounts under the Airbnb Channel Specific tab cannot be bulk-copied and must be configured individually.
- Booking Engine "Include in Base Rate": This specific fee setting is not copied consistently and should be verified on target listings.
- Vrbo Fees: Fee settings (such as taxability) do not copy over with the fee amount itself.
- Custom Fields: You must first create custom fields globally under Listings > Manage Custom Fields before they can be bulk-edited.
4. User Permissions & Troubleshooting
Why is the Bulk Edit Icon Missing?

User Role Restrictions: By default, this feature is limited to Admin and Owner roles. If you use a custom role, your account administrator must enable the "Bulk edit listings" permission with the "Modify" checkbox checked under User Management.
- Icon Placement: The copy icon does not appear in the general listings menu. It is only visible inside an individual listing editor next to the tab headers.
- Browser Issues: If your permissions are correct and the icon is still missing, clear your browser cache or open an Incognito window in Google Chrome or Firefox.
