How will my calendar prices adapt and adjust over time?

• If you decide to set your Base Price manually, Hostaway will not change it. However, it will make daily price changes to your listing calendar prices
• A custom Base Price stays at the same price. If you set a custom base price, it won't change
• However, the price recommendations on your calendar will change over time since the Base Price is only one part of Hostaway's pricing recommendations
• There are numerous other factors (Seasonality, Local Demand, Listing Availability, Time Factor) that get regularly updated in our model, leading to pricing recommendations that are adjusted daily
• So while your Hostaway Base Price does not change, the daily prices being pushed to your listings do
• You can set a Minimum and Maximum price to keep the prices recommended by the tool in the desired range.

Where can I check what is affecting the price suggested by Dynamic Pricing?

You can easily check the Dynamic Pricing suggestion breakdown following the next steps:

1. Go to your Hostaway Dashboard > Dynamic Pricing
2. Choose the listing you would like to check prices and on the right side click on Calendar
   
   • If Dynamic Pricing is not yet enabled for a listing, you can preview the suggested prices for the upcoming 30 days by clicking Preview
   • You will visualize manually overridden prices as well
     
     
     
     
3. A calendar will be displayed with Dynamic Pricing suggestions. From there you can see what influences the recommended price on a given day (both in the preview and the 1.5-year dynamic pricing calendar):
   • Seasonality impact. Impact of the season on the price
   • Local demand impact. Impact of the local demand on the price
   • Listing availability impact. Impact of the listing availability
   • Time factor. How does the time between now and the date you are hovering over affect the price?. For example: If the date is 3 days from now, there's little chance you'll get a reservation, so this will probably be negative. On the other hand, if the date is 1 year from now, there is plenty of time to get reservations, so you probably want to charge a premium price to get the maximum revenue.
     
     

How do I override dynamic pricing recommendations for specific dates?

1. Go to your Hostaway Dashboard > Calendar
2. Select the listing and change the rates for specific dates
3. Go to Dynamic Pricing > Click on Calendar near the listing with dynamic pricing enabled
   
   
   
   
4. Select the dates to override
5. Select Manually set price > Enter the rate
   
   
   
   
6. Update

How do I re-enable dynamic pricing recommendations for dates that I previously overrode?

1. Go to your Hostaway Dashboard > Dynamic Pricing
2. Click on Calendar near the listing with dynamic pricing enabled
3. Select the dates to override
4. Select Dynamic Price
