Airbnb Length of Stay Discounts Setting (3-Night Discount, 4-Night, 5, etc...)
1.) What is the idea/improvement you'd like to see implemented?
Airbnb has a setting on their side under the calendar settings to set default length of stay discounts. This enables us as hosts to set a 3-night, 4-night, 5 night length of stay discount, which is a huge advantage for us as hosts on Airbnb over other Airbnb hosts not utilizing this functionality. It incentivizes guest to book longer, and leads to more bookings for guest searching for a 4 night stay for instance.
The fix on Hostaway? I want this setting available on each Hostaway listing settings page under the Prices & Fees -> Discounts section where the weekly and monthly discounts currently exist. I know the Airbnb API has to have this setting available because my previous PMS had this setting available.
Furthermore, if you set this setting on the Airbnb side since it doesn't exist in Hostaway, Hostaway actually deletes the setting and reverts it back to having no 3 night, 4 night, etc discounts on Airbnb.
2.) What problem would this solve for you?
This would help me drive more bookings and not have to manually update the setting on the calendar.
3.) What are you currently doing to work around this issue?
Hostaway actually has a work around for this issue that is less than satisfactory. You can go to each individual listing on the calendar, select as many dates as possible, and use a custom Airbnb Pro Rule Set to use the length of stay discounts. But what this means is, you have to do this individually on every listing, you have to remember down the line that you'll have to do this again since it's individual date-based and not a permanent underlying setting, and again it isn't permanent.
The way this setting is designed to work on Airbnb is that, you can set default length of stay discounts for your entire calendar, and then the rule sets are designed to be an override for a specific day, week, or month on the calendar (i.e. a rule set for no checkout on Christmas day, or a larger length of stay discount for a last minute 2-night orphan gap, etc). The way the Hostaway settings are only being able to use rule sets, it defeats the purpose of what I'd argue is a top 5 overall way to set your listing apart from others on Airbnb and get a large boost in the algorithm.

This is the setting I want to be able to use on the Airbnb side, but can't because even if I set it here Hostaway will override the setting and clear it out.
Also, it would be really nice to be able to apply length of stay discounts to the booking engine as well which I'm sure others would like too.5 -
What I do for the workaround is go to the calendar of the listing that I want to add length of stay discounts to, for the start date put today, put the end date to some random day in 2029, then scroll down and create an AirBnB rule set with the length of stay discounts I want, and save. I would not put anything into the actual AirBnB interface because it seems to bug out with Hostaway, which I think you alluded to. This is a huge issue that I've requested multiple times as well. A very simple work around would be to improve the API connection with PriceLabs who embeds their Length of Stay Pricing Adjustment into other PMS integrations (they have it with Lodgify and Rentals United). A year ago, I asked both Hostaway and PriceLabs if they would find out a way to integrate this and HostAway has just acknowledged the request and PriceLabs made it known to me that they are very willing to set this up but HostAway has to allow them more access to the API. Seems like a no brainer as pricelabs is a top 3 if not the number one tool for dynamic pricing.

Yes! i have the same issue! Rule Set is not the same as Length of stay discounts.I also have custom promos in place and if i add a rule set it will mess it up. the work around does not have the same effect as this length of stay tool.
