Airbnb: limitations & recommendations
Before connecting
- The listing is active (listed)
- You are the owner of the Airbnb account and ensure that it is not a co-host account. As a co-host, you will not be able to import listings
- Sync status should remain Limited
- Your listings have valid license information for your region
- Your listings have valid local law information provided by Airbnb
- Your listing does not use the setting Booking Window in Airbnb. If needed you can set up Booking Windows in Hostaway
- If your listing is not suitable for children, make sure the reason is entered in Airbnb under Booking Settings > House rules
- Smart Pricing in Airbnb is turned off for all the listings that you are importing
- You can add listings of any property type in Singapore via the API. Please read the article on Responsible Hosting in Singapore
After connecting
In Airbnb
- Connecting will reset the Length of stay discounts (except weekly and monthly), early bird discounts, last-minute discounts, and guest notes in the calendar. Please be aware of this before you connect, so you can go to Airbnb and reset them once connected
- The same will happen to rules in the Airbnb calendar (you can set rules for Airbnb directly in Hostaway).
In Hostaway
- There is a maximum of 100 photo deletions per listing per week due to Airbnb's limitations
- Airbnb's "Preparation time" feature can be set on the Hostaway Dashboard under Listings > Channel Specific. However, blocked nights before and after reservations will not be displayed on the Hostaway Calendar, and therefore neither syncs those blocks with other channels
- Reservations coming from Airbnb will include the extra guest fee in the base rate. This means that in Reservations > Financial Breakdown it won't be displayed a separate line for the extra guest fee
- Hostaway cannot guarantee that guest details will be displayed on reservation details for past reservations created before the API connection, Airbnb does not share guest data due to privacy policy, the only workaround is to add the guest details manually.
- When sending messages through Hostaway Inbox for Airbnb reservations that are not in a confirmed status, inquiries included, any contact information, or external URLs sent in the message may cause the message to fail.
